Being the best hotel at Bang Saen beach is very much dealing with economies of scale, and a bit like being top of the special ed class. This is because there are but 3-4 hotels on the whole of the beach.
With that being said though Heritage Villas, or Heritage Hotels Bang Saen Beach was actually extremely good, and superb value. In fact to such a degree it is probably the best hotel I have stayed in this year, even if it is still a young year.

What the Bang Saen Beach?
Bang Saen Beach is not some postcard-perfect tropical paradise, but that is not the point. It is popular with Thais, particularly on weekends, who come to enjoy the sun, cheap seafood, and the chaos of street vendors.
The sand is a bit dark and the waves not particularly impressive, but there is a charm to the local vibe. It is also easy to get to, just an hour or about $30 by Grab from Bangkok, making it a quick escape from the city without having to endure hours of travel.

What the Heritage Villas?
Heritage Villas has been around for a little while, quietly establishing itself as the go-to spot for those wanting a decent stay without the chaos of Pattaya. The property offers a mix of two-bedroom and one-bedroom villas, each with multiple floors and private pool access in some.
The rooms are modern but retain a bit of Thai charm. It fills up fast on weekends and public holidays, so booking ahead is essential if you want anything beyond a standard villa. There is an air of exclusivity without being pretentious.

The Heritage Villas
I ended up doing the top two rooms in the hotel, which came out at 7,500 and 6,700 baht respectively ($225 and $200). These were both decent sized villas with two bedrooms, two floors and of course the pool. The pool was pretty decently sized, particularly compared to what I have had in Bali and Gili of late.
Obviously not great value if you are alone, but perfect if you have 2-4 people and need more than one room. Going cheaper and not having a pool would take away some of the value as honestly the beach is just not very lively. Heritage Villas works because it is its own ecosystem.
The beach though does have great street food, and the 7-11s are easy access from the villas. A great place and the best hotel at Bang Saen, although I thoroughly doubt I will be back here.
